Ok buyers, you made the decision to purchase your first home. Congratulations! This is an exciting and sometimes scary moment in your life. With that in mind, the process can seem overwhelming. Please, please listen carefully. You must choose an agent to help you with this process. I know it seems easy to just call a new Realtor every time you would like to see a property. Maybe you feel that if you have many agents working for you, you cannot miss anything. Perhaps you think you do not need someone to help out because you can find all the properties online using Zillow, Trulia or Realtor. But the truth is, it is best to work with one real estate professional. Here is why.
You will not see all the properties that are listed.
Understand that before a home shows up online, it must be entered by the listing agent first. This means real estate agents will see the house before any consumer has a chance.
For example, one time I had a client who was ready to make an offer on property. Before preparing the contract, I decided to take a look to see if anything new showed up. I came across a new listing that was so fresh, it did not have time to feed out to the internet. This home was exactly what my buyer was looking for. I alerted him to it and we went to see it that night. He changed his mind and put in an offer on this listing instead. He became the proud owner of the home of his dreams. He would have missed this opportunity if he did not have an agent to tell him about the property. I suggested we go right after we see the first home. She told me was not available to wanted to see it later in the day. Ok, so we rescheduled the first appointment, so we could see both together. When I met her and her family to show her the initial listing I started asking her questions about her house search. It turned out she was making appointments with whatever agent answered the phone when she called. I explained to her it would be most beneficial to pick one that she and her husband trusted and liked. I further explained that while I would love to work with them, I would need to be assured that they were only working with me. Otherwise I could not work with them if they were asking everyone to help them. They agreed that would be best. After several months of searching, they moved into their new home that they loved and were so happy that they took my advice.
The Realtor will be accountable to you.
When you have two or more agents working for you, no one is really in charge of your home search except for you. It is sort of like promoting all of your employees to manager positions. Everybody thinks they are in charge and no wants to be liable if something goes wrong. You need to have someone who will be responsible for getting the job done. This means finding a single agent you can trust. This person will work her hardest to find that perfect home you can call your own.
Take your time and do your best to find an agent that you feel you can trust and have confidence in. Let that person work for you. House hunting can be very detailed and overwhelming. Realtors are professionals with the latest and greatest tools that will help you as long you place your trust into one agent that you are comfortable with. Your agent wants to get you into your new home. She wants to foster a relationship that will continue to earn your business in the future.
